  I've been looking around at some templates being sold, the ones 'uncoded' and only needed for the template itself.
  I have the PSD file of this template and was wondering (probably more to those experienced in this area *cough crab*) whether this is the way to go ...

  Check some of the free template sites - they probably need to be a lot better than those
  
  Keep in mind... the kinda person who would buy a design is someone who would make money from having a better design, ie. a shop owner or any of the sites that you see are popular sellers on sites like sitepoint.com/forums. Try target those types of buyers with your design.
